Aluminium joinery is built to be durable and low maintenance, but not maintenance-free. Regular cleaning is the best way to protect your investment and keep your windows and doors performing at their best.

Caring for your aluminium joinery

Clean your frames using warm water, a mild detergent (like dishwashing liquid), and a soft cloth or soft-bristled brush. Gently wash all exposed surfaces, rinse with fresh water, and dry to prevent streaks.

Drainage matters: Ensure all drain holes are clear of dirt and debris so water can escape properly.

Sliding doors: Keep tracks clean to allow smooth operation and reduce wear.

Condensation control: Excess indoor moisture can lead to damage over time. Use ventilation, reduce moisture sources, and keep your home well-aired to minimise condensation.

Inspect the glass for cracks, chips or other damage.

Never use a water blaster to clean windows as the water pressure in combination with the dirt may damage the glass permanently and penetrate past flashings.

Sunscreens with Zinc Oxide or Titanium Dioxide can damage powder-coated surfaces over time. If contact occurs, wash the area with soapy water and rinse thoroughly as soon as possible.

What to use:

Warm water, mild detergent, soft cloth or brush.

Avoid using harsh chemicals, abrasive pads or solvent-based cleaners, as these can damage the protective powder-coated finish. Steer clear of products such as methylated spirits, ammonia based cleaners, or petroleum based products should never be used in cleaning.

How often should you clean:

Cleaning frequency is determined by the distance from the ocean and as a rule of thumb the following applies:

< 150m from the water: Cleaning every month
< 500m from the water: Cleaning every 3 months
> 500m from the water: Cleaning every 6 months
During Construction

The builder is responsible for protecting and maintaining the condition of the joinery throughout construction. The following guidelines must be followed:

Protect all joinery immediately after installation using plastic sheeting, tarpaulins, or an approved “paint-on” protective coating. Clean off contaminants like mortar, paint, adhesives, or sealants before they dry or stain. This includes cleaning gaskets, hinges, stays, drainage holes, sills, and tracks. Never use scrapers or abrasive tools to clean the glass or frames - they will cause permanent surface damage.

Avoid solvent-based cleaners which can damage coatings on both glass and powder-coated aluminium. Do not use methylated spirits, white spirits, Fuellite, ammonia-based products, or anything petroleum-based.

Use protective screening to prevent glass damage from nearby works such as: Sandblasting, floor grinding, welding, cement splashes. paint, sealants, PVC glue, and other chemicals.

Caring for your hardware and entry door

Maintain your hardware, components, and entry door with proper use and regular cleaning - helping your windows and doors perform well for years to come.

Keep your window and door hardware in top shape with regular care:

Clean monthly using warm water and mild detergent (e.g. dishwashing liquid). Clean hinges and stays at the same time as your aluminium joinery. Lubricate and adjust hardware as recommended by your supplier. Inspect door closers - if a door is slamming, adjust or seek advice from your supplier. Check and replace damaged parts, including seals, gaskets, rubbers, and rollers - these are essential for long-term performance. Entry doors should be cleaned and maintained using the same methods as your windows and other joinery. Avoid wedging doors open, as this can cause lasting damage. Replace split hinges promptly.

What to use:

Avoid household cleaning sprays - many are too harsh and can damage surfaces. Do not oil lock keyholes, as this may interfere with internal mechanisms. Avoid slamming entry doors, which can cause structural and hardware damage. Remove protective film from new entry doors promptly to prevent adhesive residue or discolouration.

Regular monthly cleaning is essential across all environments to prevent buildup of contaminants and extend the life of your windows and doors.

Industrial - clean every month

Understanding condensation

Condensation happens when warm, moist air meets a cold surface such as glass or aluminium. It’s common in New Zealand homes and often shows up on windows first. While you can’t stop it completely, understanding the cause and taking a few simple steps can make a big difference.

The New Zealand Building Code now requires higher thermal performance for windows and doors. Double glazing is now standard across most regions, and thermally broken aluminium joinery is recommended in colder zones. These upgrades not only help reduce condensation but also make homes warmer, drier, and more energy efficient.

How to reduce condensation:

VENTILATE REGULARLY

Open windows and doors often, and run extractor fans after cooking or showering. Good airflow helps release trapped moisture.

HEAT CONSISTENTLY

Keep rooms evenly warm, especially in winter. Avoid using unflued gas heaters, which add moisture to the air.

MANAGE INDOOR MOISTURE

Dry clothes outside or use a vented dryer, keep lids on pots while cooking, and avoid overcrowding rooms with indoor plants.

USE A DEHUMIDIFIER

Ideal for closed-up or damp spaces, a dehumidifier helps maintain healthy indoor humidity levels.
